SHG has two service fees.  Bottom Line. No extra hidden fees or surcharges. 

1.  Monthly Property Management - We charge a % of the Monthly Collected Rent.  

2. Tenant Placement  - A 1 time fee of 1/2 a Month’s Rent.

Monthly Property Management Includes:

  • Rent Collection

    • SHG offers free online rent payments via checking account for tenants, or they can pay via mail or one of our many local drop-boxes.  This convenience helps insure rent money is collected in full and on time.

  •  Maintenance

    • We have a fully staffed maintenance department with over 35 highly trained employees, all insured and backed by the SlateHouse guarantee.  This includes HVAC, Plumbing, Electricians, Roofing, Cleaning, Carpenters, and more.  This is a huge benefit to the investor as it decreases costs and timelines.  Plus --- SlateHouse let's you use your own contractor if you prefer, at no additional charge to you!   

  • Utility Bill Payment

    • SHG processes all bills associated with your property so you don't have to be bothered with it.  Never have to call a utility company again, how nice would that be?

  • Inspections

    • Apartment inspection are completed regularly to insure tenants are treating your property right.

  • 24/7 Tenant Hotline

    • We are available to take emergency maintenance calls 24 hours a day.  Christmas Day emergency --- tenant calls our emergency hotline and we take care of the issue for you. 

  • Owner Payments

    • SHG offers direct deposit for monthly owner payments, or we can mail you a check each month.

  • Evictions

    • In circumstances where a tenant breaks the lease, SlateHouse will file all necessary paperwork and represent the owner in court at no extra cost to you (minus court costs).  No more legal costs, or headaches of trying to run to a courthouse in the middle of the day.  

  • Owner Statements

    • Owners receive monthly statements detailing all transactions associated with the property, and can always access their online portal to go back to see what happened.

    • Owners will also receive an end of the year tax statement to help assist in filing taxes to make it easier than ever to file taxes.

  • Marketing and Advertising

    • SlateHouse Group is committed to industry leading technology.  We have licensed technology that allows us to advertise your listing on over 100 websites like; Zillow, Craiglist, Trulia,, etc.   SlateHouse Group also will market your property on social media sites like Facebook, Twitter, and Instagram. 

  • Showings

    • Tenants can book a showing directly online, or call our call center to make a booking.  The SlateHouse licensed property manager will be at the showing in person to answer any questions the prospective tenant might have.

  • Tenant Screening

    • SlateHouse Group performs rigorous background checks on all of our prospective tenants.  We are so confident in our screening process that we guarantee it.  All prospective tenants have a full credit check completed.  Tenants will also have criminal background and eviction search completed.  Our staff will verify employment and contact current and past landlords

  • Leases

    • SlateHouse Group will execute a customizable lease that is thorough and extensive.  Tenants will have the option to digitally sign their lease from the comfort of their home.  This convenient technology is quickly becoming a tenant favorite.  It helps us close the deal in a timely manner for you.

  • Move-In

    • SlateHouse handles entire move-in process for tenant to make it as easy as possible for tenant.

  • 9 Month Guarantee

    • We Guarantee our service.  If for some reason our tenant is in default of the lease, we will assist you in the eviction process and find you a new tenant at no additional cost.
